Home Automation Bill of Materials: Complete Component List with Prices
This is a practical, detailed BOM for automating a typical 2BHK or 3BHK Indian flat — lighting, fans, geysers, and basic sensing in each room. Prices are current market rates from verified Indian suppliers. Use this as a purchasing baseline and adjust for your specific room count and automation requirements.
Assumptions
- 3 rooms + kitchen + living room = 5 zones
- Average 4 controllable loads per room (2 lights, 1 fan, 1 additional appliance)
- WiFi-based control via Home Assistant (ESPHome firmware)
- Each room gets independent ESP32 controller
- Mains-derived power for each controller (HLK-PM01)
Per-Room Component List
| Component | Quantity | Unit Price | Total |
|---|---|---|---|
| ESP32 DevKit V1 | 1 | ₹300 | ₹300 |
| 4-channel relay board (optocoupler isolated) | 1 | ₹150 | ₹150 |
| HLK-PM01 (5V/600mA mains supply) | 1 | ₹220 | ₹220 |
| DHT22 temperature/humidity sensor | 1 | ₹150 | ₹150 |
| HC-SR501 PIR motion sensor | 1 | ₹60 | ₹60 |
| 10 kΩ resistors × 2 | 2 | ₹1 | ₹2 |
| 100 nF capacitors × 4 | 4 | ₹2 | ₹8 |
| 100 µF capacitor × 1 | 1 | ₹5 | ₹5 |
| Terminal blocks (10-way) | 1 | ₹40 | ₹40 |
| Enclosure (100 × 68 × 50 mm ABS) | 1 | ₹180 | ₹180 |
| Jumper wires and misc hardware | 1 lot | ₹80 | ₹80 |
| Per-room subtotal | ₹1,195 |
Central Hub Components
| Component | Quantity | Unit Price | Total |
|---|---|---|---|
| Raspberry Pi 4 (2GB) — Home Assistant hub | 1 | ₹4,500 | ₹4,500 |
| MicroSD card (32GB, Class 10) | 1 | ₹400 | ₹400 |
| 5V/3A USB-C power supply | 1 | ₹400 | ₹400 |
| Small network switch (if WiFi mesh is used) | 1 | ₹800 | ₹800 |
| Hub subtotal | ₹6,100 |
Note: If you prefer a cloud-based solution (Home Assistant Cloud) instead of a local server, skip the Raspberry Pi and use an annual subscription (~$5/month). Many users start with a local RPi4 and add cloud remote access later.
Total Project Cost (5 Rooms)
| 5 room controllers × ₹1,195 | ₹5,975 |
| Central hub | ₹6,100 |
| Electrician installation (estimate) | ₹2,000–4,000 |
| Total project cost | ₹14,000–16,000 |
Compare this to commercial smart home systems like Philips Hue + Google Nest Hub which cost ₹25,000–50,000 for 5 rooms with far less flexibility and no local control.
Optional Additions
- 0.96" OLED display per room (shows temp/humidity locally): ₹100 × 5 = ₹500
- Door/window magnetic sensors (reed switches, 2 per flat): ₹80–150 total
- Smart IR blaster (ESP32-based, controls AC units without replacing them): ₹400–600
- Fingerprint lock integration (front door): ₹800–1,500 for FPM10A module + door lock relay
